Sterling Home Additions & ADU: The San Diego Owner’s Guide
If your Sterling home addition or ADU has a failed component – a door that no longer seals, a window that binds, a mini-split line that’s sweating, or finish hardware that’s pulled loose – we stock and install Sterling-compatible parts across San Diego, with most replacements completed in a single visit. Installed costs for the parts and labor covered on this page typically run $53,100 – $153,400 for full addition or ADU-level component packages, though individual part swaps like a failed door threshold or window sash usually fall between $470 and $2,950. The usual discovery is a slow one: an exterior door gets harder to close until one day it won’t latch at all, or an ADU window fogs between panes and won’t clear.
Which Sterling Models This Applies To

Sterling’s home addition and ADU components show up in a few predictable places across San Diego County: attached room additions, detached ADUs permitted as junior units or full second dwellings, and garage conversions where the original builder spec’d Sterling window packs, door sets, and trim. The compatibility gotcha we see weekly is frame depth. Many San Diego ADUs were built to the old Title 24 wall assembly from the mid-2010s – roughly 2×4 framing with exterior insulation – while newer Sterling door and window units are engineered for 2×6 or deeper jambs. Owners grab a Salem or Solaris-series door thinking all 36-inch swing units are the same, and the jamb doesn’t land. Before you buy, pull the existing unit’s sticker from the hinge-side jamb or top rail; Sterling prints the series, production date, and glass spec there. If the sticker is gone, measure the jamb depth at the rough opening, not the interior trim.
Mason Remodeling Co San Diego is an independent service provider, not affiliated with Sterling. We supply OEM parts where the unit is still under coverage or the opening is non-standard, and we offer quality aftermarket equivalents for common sizes when OEM lead times stretch past what a San Diego owner should tolerate in the middle of a coastal summer.

Signs Your Sterling Home Additions & ADU Is Failing
- Exterior door won’t latch without lifting or kicking. In San Diego’s shrink-and-swell cycle – dry inland heat in August, marine layer humidity in June – door slabs move more than the frame. If the strike plate gap is over 1/8 inch on one side, the slab has dropped or the jamb has twisted.
- Condensation you can’t wipe off – because it’s between the glass panes. That means the seal on the insulated glass unit has failed. Once air gets in, the argon or krypton fill is gone and the unit’s insulating value drops permanently. It won’t clear up on its own.
- Mini-split line set dripping inside the wall cavity. We see this in ADUs where the original installer ran the condensate and refrigerant lines together without proper slope. The tell is a water stain below the indoor head unit that reappears every cooling season.
- Window sash drops when you let go, or won’t stay open more than a few inches. The block-and-tackle balances or constant-force springs inside the Sterling sash have worn out. This is a repair item, not a full window replacement – usually.
- Corner trim pulling away from the addition’s exterior. Not always cosmetic. On San Diego slopes, a separating corner can mean the addition has settled independently from the main structure. We check the gap width at the top versus bottom before assuming it’s just caulk failure.

For San Diego, full home addition projects run $53,100 – $153,400, and ADU construction runs $106,200 – $259,600. But this page is about the part-level failures inside those structures. Here’s the line-item map:
- Exterior door slab or full pre-hung unit replacement: $470 – $2,125 installed
- Window sash replacement (balances, glass pack, or full sash): $530 – $2,950 installed
- Insulated glass unit replacement (fogged pane): $470 – $1,180 per unit
- Mini-split line set repair or replacement: $710 – $2,950 depending on wall access
- Garage conversion component retrofit (door, windows, trim): $3,540 – $9,440 as a package
Every quote we write in San Diego includes the part, labor, haul-away, and a written line-item breakdown. You get the price before we open the wall or pull the door slab. The work is covered under our 365-Day Done Right Promise: if it’s not right within a year of completion, we make it right at no cost to you.
DIY or Call Us?
Some checks are safe and useful: look for the Sterling sticker on the hinge jamb, measure the jamb depth, photograph the failed part from three angles so you can text it to us before the visit. What goes wrong for DIYers is usually the door slab removal. A pre-hung exterior door carries weight, glass, and tension against the weather seal – let the slab fall on a tile entry and you’ve turned a $1,500 door swap into a $4,000 entry reset. Fogged glass replacement looks simple until you’re ordering the wrong low-E orientation for a south-facing San Diego wall and get a room that cooks in August. Safety note: any work involving the ADU’s electrical panel, gas line, or structural framing should be left to a trained professional. Call (619) 673-9302 and we’ll tell you on the phone whether it’s a check-it-yourself job or a send-someone-out job.
FAQs

Coastal San Diego conditions shorten exterior sealant life to roughly 8 – 12 years, while inland areas under heavier sun load wear window and door weatherstripping faster – figure 6 – 10 years before seals start degrading. Insulated glass units typically last 15 – 20 years before the seal fails. If your ADU is older than 2010 and still on original windows and doors, budget for component-level replacement within the next few seasons. Call (619) 673-9302 and we’ll walk the property and tell you what’s actually wearing – estimates are free.
Some parts can: window balances, weatherstripping, strike plate adjustments, and door thresholds are routine repairs. Insulated glass units and door slabs with rusted bottom rails usually need replacement. We’ll tell you which path is cheaper in the first ten minutes on site.
Most door, window, and trim-level replacements on a Sterling addition or ADU take 2 – 4 hours once we have the correct part. Full garage conversion component packages run one to two days. We set the schedule at the time of the written quote, not after work starts.
We keep common door thresholds, sash balances, weatherstripping profiles, and standard insulated glass unit sizes on our trucks for same-visit swaps. Non-standard sizes and OEM-only trim pieces are ordered with a lead time we’ll quote you before you commit. We also work with KraftMaid, Cambria, and Silestone components where an addition or ADU includes those finishes. For an exact match on any Sterling part, call (619) 673-9302 – a live person answers, day or night.
