GAF Home Additions & ADU: The San Diego Owner’s Guide
If you’re planning a home addition or ADU in San Diego using GAF roofing and waterproofing products, you’re looking at $53,100 to $153,400 for a complete project, with ADU construction running $106,200 to $259,600. We work with GAF materials on additions and ADUs across San Diego County, and most property owners start this process when they notice water staining at the new roofline or realize their existing roof can’t tie into a new structure cleanly. We’re Mason Remodeling Co San Diego, an independent general contractor providing home additions and ADU construction throughout San Diego since 2004, and we’re not affiliated with GAF; we recommend and install their roofing systems because they hold up in coastal conditions that punish lesser materials.
Which GAF Models This Applies To
When we’re tying a new addition or ADU into your existing structure, the GAF product choice matters more than most homeowners expect. The main compatibility question is your current roof’s GAF shingle line: Timberline HDZ, Timberline UHDZ, Royal Sovereign, or one of the older discontinued lines like Timberline Natural Shadow. You cannot mix a new Timberline UHDZ field with a 20-year-old Timberline that’s been sun-faded for a decade; the color and granule match will look wrong, and GAF’s wind warranty does not transfer across mismatched courses. The label to check is on the original shingle bundle if you kept one, or look for the GAF stamp on the back of a shingle tab pulled from a vent or eave edge. For flat-roof portions of ADUs (common in San Diego for rooftop decks and patios), we use GAF TPO or GAF Liberty SBS self-adhered systems, which are code-cleared for our seismic and exposure zone. The OEM-versus-aftermarket decision for GAF accessories (ridge caps, starter strips, leak barriers) is simple: use GAF’s system components. Their WeatherWatch leak barrier and Seal-A-Ridge caps are engineered to work together, and cutting corners with generic starter strips voids the GAF System Plus Limited Warranty. For the structural shell of your addition or ADU, we pull permits, pour foundations, and frame walls independent of GAF’s scope. GAF covers the roof deck up; we handle everything below it, including tying electrical, plumbing, and insulation into the new envelope. One gotcha we see often: if your existing home was reroofed within the last five years, the paperwork matters. A GAF Golden Pledge or System Plus warranty transfers to a new owner once, but only if the original installer recorded it properly. If you’re adding on to a home you just bought, call GAF with the property address to confirm the warranty status before you cut into the roof.

Signs Your GAF Home Additions & ADU Is Failing
The reality in San Diego is that roof failures on additions and ADUs show up differently than they do on the main house. The smaller roof area means drainage problems concentrate fast, and our coastal marine layer keeps moisture on surfaces longer than people expect. Here’s what we see in the field:
- Water staining at the addition’s interior ceiling corners. This is almost always a flashing failure where the new roof meets the old wall. The most common cause is step flashing that wasn’t integrated into the existing siding; water runs behind it and pools at the lowest point.
- Granule buildup in the new gutters. If your ADU’s gutters collect a thick layer of shingle granules within the first two years, the shingles were either walked on improperly during install or cured in unusually hot San Diego sun immediately after application. It shortens the roof’s effective life noticeably.
- Ridge cap lifting at the peak. San Diego’s east county winds (especially in Alpine, Jamul, and Ramona) put real uplift on ridge caps. When the adhesive strips haven’t fully bonded, caps lift and water drives under them during winter storms.
- Condensation inside the ADU’s wall cavities. This points to improper ventilation or insulation depth. A sealed ADU envelope with no air gap traps moisture, and over three to five years you’ll see mold behind drywall and bubbled paint at the baseboards.
- Sagging or soft spots on the ADU’s flat roof section. TPO and SBS membranes both fail from ponding water. If you see a depression that holds water for more than 48 hours after rain, the substrate underneath is likely deteriorating and needs opening up.

AfterReplacement Cost & What’s Included
For a full home addition in San Diego, plan on $53,100 to $153,400. A detached ADU runs $106,200 to $259,600, and a garage conversion typically lands between $35,400 and $94,400. What drives the spread: site access (trenching utilities to a rear-lot ADU costs more than a garage conversion with existing water and power), foundation type (slab is cheaper than raised-pier systems required on some San Diego hillside lots), and whether your existing roof needs partial or full replacement to tie in cleanly. Every Mason Remodeling Co San Diego project includes a written price before any work starts, with line items for permits, demo, framing, roofing materials (including the GAF system), electrical, plumbing, drywall, flooring, and finish. There are no verbal estimates that grow on the final bill. The 365-Day Done Right Promise covers the full addition or ADU for 365 days from the completion date. If anything fails in that window because of our workmanship or materials, we return and fix it at no charge. No dispute process, no conditions. GAF’s own material warranties (15 to 50 years depending on the system) run separately and are registered in your name at project closeout.
DIY or Call Us?
For a home addition or ADU, we’re going to be direct with you: this is not a DIY project. You’re adding square footage that requires San Diego building permits, structural engineering for shear walls and roof loads, and electrical and plumbing inspections that a homeowner cannot pull without a contractor’s license. The dangerous parts are real: a roof that fails during a Santa Ana wind event can send decking and shingles into neighboring properties, and a foundation poured wrong on an expansive soil lot (common in Santee and El Cajon) will crack within two seasons. What you can safely do: walk your property with a tape measure and mark out the addition footprint, check your lot’s zoning for ADU allowances through the City of San Diego’s development services department, and get a rough sense of utility locations by calling 811 for a free locate. That’s preparation, not construction. When you’re ready for a written price on the actual work, call (619) 673-9302 and Isaac will walk you through what the project really takes.
FAQs

A GAF Timberline roof on an ADU in San Diego typically lasts 18 to 25 years depending on sun exposure, roof pitch, and whether you keep gutters clear. Flat TPO sections usually need attention at the 15-year mark, slightly sooner than the main shingle roof because standing water and UV break down membranes faster than people expect.
Yes, if the failure is localized and the structural deck underneath is sound. We’ll open the affected area, inspect the plywood or OSB, and replace only what’s compromised. Roof repair in San Diego runs $470 to $2,125 depending on extent, and we’ll tell you honestly if patching is throwing good money at a roof that needs full replacement.
A detached ADU from permits through final inspection typically takes 6 to 10 months in San Diego. Garage conversions run 2 to 4 months since the shell, foundation, and one wall already exist. The permit stage is the variable: City of San Diego review times for ADUs range from 4 to 12 weeks depending on your lot’s zoning and whether you’re in a coastal overlay zone.
We order GAF roofing systems specifically for each project, which means your materials arrive from the supply yard unopened and are staged on site the day before installation. We don’t stock pallets of shingles on the truck because roof pitch, color match, and underlayment needs differ job to job. What we do bring on day one: the full project plan, the written price you already approved, and the crew members you’ve already seen by name and photo.
Call (619) 673-9302 to schedule your free estimate. We’ll walk the property with you, take measurements, and hand you a written price before any work starts. Tell me what’s broken. I’ll tell you what it takes.
