Boral Windows & Doors: The San Diego Owner’s Guide

If you have a Boral window or door with a failing part, we stock Boral-compatible hardware, weatherstripping, rollers, and frames, and we install them across San Diego County. Installed replacement parts typically run $470 to $2,950 depending on what failed and whether the whole sash or slab needs rebuilding. Most owners discover the problem the same way: a window that suddenly takes two hands to slide, a door that scrapes the threshold every time it closes, or condensation inside the glass that won’t clear.

We’re an independent service provider, not affiliated with Boral. That matters because we give you straight answers on OEM versus aftermarket parts without a brand rep steering the conversation. Call (619) 673-9302 and tell us what’s broken.

Which Boral Models This Applies To

Boral windows and doors in San Diego homes fall into a few common lines, each with different part compatibility. The big one is the Boral Kolder series for aluminum-clad windows, then the Boral 4500 and 4600 sliding door lines, and a range of hinged French doors that share hinge sets with the 4500 series. Here’s the gotcha we run into weekly: the 4500 and 4600 sliding doors look nearly identical from ten feet away, but their roller assemblies are different diameters. If you order a 4500 roller for a 4600 door, it drops in but the door sits 3/16″ low and drags. We match the spec before we order, not after.

Every Boral product carries a label on the frame or sash. Look for a silver sticker or etched number in the corner of the glass, or on the top edge of the door panel. Take a photo of it before you call. If the label is gone, we measure the glass thickness and frame profile to identify the series. For OEM parts, Boral’s parent company still supports most series, but lead times run three to six weeks. For a failed roller, weatherseal, or lock, a quality aftermarket equivalent from a brand we’ve verified installs the same day. For structural parts like a full sash or slab replacement, we order OEM unless we can prove the aftermarket part meets the same window rating. That decision is yours, with our recommendation in writing first.

Signs Your Boral Windows & Doors Is Failing

  • The door or window sticks in one spot, every time. That’s usually a roller or hinge that’s flattened on one side. In coastal San Diego, salt air eats the steel bearings inside the roller housing faster than inland, so homes in Point Loma and La Jolla see this years earlier than homes in El Cajon.
  • You feel air moving around the frame on a calm day. The weatherseal has compressed or torn. Boral’s original seals are dense but they break down under San Diego’s UV load, especially on west-facing walls. Once the seal goes, the frame starts working harder and the lock misaligns.
  • Condensation between the glass panes. The glazing seal has failed and the insulating gas has leaked out. This is a glass unit replacement, not a caulk job. The window still works, but it’s no longer insulating and the glass may start to fog permanently.
  • The lock cranks but won’t throw. On Boral French doors, the multi-point lock rods drift out of alignment as the slab settles. Forcing the lever bends the rod. Gently cleaning and aligning the strike plates fixes it early; ignored, the whole lock assembly needs replacing.
  • You hear a grinding sound when the door slides. The roller bearings are shot and the nylon wheel is running flat on the track. Continuing to use the door gouges the aluminum track, which turns a $40 roller swap into a track replacement.

DIY or Call Us?

Replacing a Boral roller or weatherseal is within reach for some homeowners. If you’re comfortable lifting a sliding door panel out of its track and you have the exact replacement roller in hand, it’s a Saturday morning job. Where DIY goes wrong is guessing the part. Installing the wrong roller diameter or the wrong seal profile creates the failure you were trying to fix, and a dropped door panel breaks glass or crushes a foot.

The safety line for us is anything glazed or tensioned. A failed insulated glass unit is heavy, sharp, and under pressure. A multi-point lock with bent rods can jam a door shut during removal. If the part involves glass or a door slab, let a trained tech handle it. If it’s a simple roller or seal and you’ve confirmed the exact part, we’ll even sell you the part over the counter and tell you how to install it. Tell me what’s broken. I’ll tell you what it takes.
