PGT Roofing: The San Diego Owner’s Guide

We stock PGT-compatible roofing parts and install them across San Diego, with most replacements running $470 to $2,950 depending on what failed and how much of the system needs to be addressed. If your PGT roof is leaking, lifting, or showing cracked flashing, we can usually get a technician out the same day to assess it and put a written price in your hand before any work starts. Most San Diego homeowners figure out something’s wrong when a water stain shows up on the ceiling after a Santa Ana wind blows through, or when they notice a shingle in the yard after a winter storm. The part that failed is rarely the first thing you see.

PGT is better known for impact windows and doors, but their roofing line shows up on a lot of San Diego county homes that were built or renovated in the last 15 years, especially in coastal neighborhoods where wind-driven rain is the real enemy. The parts we see fail most are the flashing, underlayment seams, and vent collars. Not the shingles themselves.

Before you ask: Mason Remodeling Co San Diego is an independent service provider. We’re not affiliated with PGT, but we install and source their compatible parts every week. We also stock parts for KraftMaid, Cambria, and Silestone on the finish side, which matters if your project sprawls past the roof line.

Which PGT Models This Applies To

PGT roofing products are grouped by series rather than a single model number, and that’s where most San Diego owners get tripped up. The parts we source cover the PGT StormGrip ridge vent systems, their architectural shingle line, and the metal drip edge profiles PGT specified for coastal wind zones. Compatibility comes down to three things: the roof pitch, the underlayment spec printed on the original permit, and the nailing pattern the original installer used. Our technicians check all three before quoting anything.

Here’s a real compatibility gotcha we run into in San Diego: PGT’s coastal-rated flashing is sized 2 inches wider than the standard profile used on inland tract homes. If you’re in Point Loma, La Jolla, or Coronado and the original roof was permitted for wind uplift, that wider flashing is almost certainly what’s up there. Installing standard-width flashing on a coastal-rated PGT roof works for about two seasons, then the first strong southeast wind gets under it and you’re calling us anyway. When you call, have the permit number handy if you can. If you can’t, we’ll pull the measurements off the existing flashing and match it from our truck stock or our San Diego supplier network.

On the OEM-versus-aftermarket question for PGT specifically: OEM is the right call for the vent caps and ridge pieces, because the profile has to mate with what’s already installed. For underlayment and sealants, quality aftermarket equivalents specified for the same wind rating hold up just as well and cost less. We’ll show you both options on the written line-item quote and let you decide. No mystery invoices later.

Signs Your PGT Roofing Is Failing

  • Water staining on the ceiling after wind-blown rain. In San Diego, heavy rain usually comes with wind at an angle. If the stain appears on the east or south slope ceiling, the likely culprit is a failed flashing seam where a wall meets the roof line, not the shingles themselves.
  • Granules piling up in the gutters or at the downspout elbows. PGT architectural shingles shed granules as they age, especially in the inland heat zones like El Cajon and Santee where the roof surface cooking accelerates wear. A little shedding is normal. A steady stream means the shingle’s protective layer is gone.
  • Curling shingle edges you can see from the sidewalk. San Diego’s dry summers bake the adhesive strips on the shingle underside. Once they curl, they can’t be re-sealed flat, and the next wind event starts peeling them.
  • Daylight showing through the ridge vent from inside the attic. The PGT StormGrip ridge profile has a foam filter that degrades in coastal salt air. If you can see outside light through the ridge while you’re in the attic, the weather barrier is compromised.
  • Damp insulation in the attic along the exterior walls. This points to a failed underlayment seam near the eaves. We see this a lot in San Diego homes where the original install was done on a hot day and the self-adhered underlayment didn’t get a proper roller pass.

Replacement Cost & What’s Included

A home office with a built-in desk and shelves

Here’s what San Diego owners actually pay, based on what we replace most:

  • Flashing repair or replacement: $470 to $2,125
  • Tile roof repair: $710 to $2,950
  • Full roof replacement: $9,440 to $23,600
  • Vent collar or pipe boot replacement: $470 to $1,180

What drives the range is access, height, and how much of the surrounding material has to be removed to do the job right. A single vent collar on a single-story El Cajon rancher is the low end. Flashing replacement on a two-story coastal home where the roof pitch means we’re working off staging drives it up. Every quote is a written line-item price before work starts. Parts are shown separately from labor. We don’t do verbal estimates that grow on the final bill, and our 365-Day Done Right Promise covers our roofing repairs for a full year from completion. If it’s not right in that window, we come back and fix it at no charge, no dispute process.

DIY or Call Us?

You can safely check three things from the ground or inside your attic: look for damp insulation, check the gutters for granule piles, and note whether you can see daylight at the ridge. That’s information we can use when you call. What you shouldn’t do is get on a San Diego roof and start lifting shingles or peeling flashing, especially on a two-story where the pitch looks gentle from the street but isn’t once you’re on it. Falls from roof work are a leading cause of construction-related injury, and a small lapse on a steep section of a coastal roof has real consequences. We have the harnesses, staging, and the trained crew for it. Isaac Pruett’s crew has worked roofs all over this county, from gut renos near Balboa Park to coastal jobs in La Jolla where the salt air eats metal faster than inland. Tell me what’s broken. I’ll tell you what it takes. Then we’ll put it in writing. Call (619) 673-9302 and we’ll schedule the free estimate.
