ECO Window Systems Roofing: The San Diego Owner’s Guide

We stock and install ECO Window Systems-compatible roofing parts across San Diego, with most replacements running between $470 and $2,125 installed depending on the part and roof access. If you’re seeing water stains on a ceiling or daylight through a seam, the failed component is usually identifiable in one visit and repairable same day. Most San Diego homeowners discover the issue after a winter rain when slow seepage finally reaches drywall, or during a heat wave when expansion pulls a seam apart just enough to let moisture in.

ECO Window Systems is known primarily for their window and door lines, but their integrated roof flashing and curb-mounted skylight assemblies share hardware with their window frames, and that’s where we see most failures. The roofing components built around ECO Window Systems units, particularly curb flashings, sealant transitions, and the fastening channels that tie into their frame extrusions, have their own wear patterns in San Diego’s salt air and UV. Isaac Pruett has pulled apart enough of these assemblies across San Diego County to know exactly what fails first and what’s still sound. If you’ve got an ECO Window Systems roof curb, flashing, or integrated rain-channel that’s gone, this page tells you what to expect.

Which ECO Window Systems Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

ECO Window Systems manufactures several series that integrate with roofing: their operable skylight line, fixed glazing units designed for flat and low-slope roofs, and roof-curb assemblies paired with their commercial and high-end residential window frames. The roofing-specific parts we replace most often are the aluminum or galvanized curbs these units sit on, the compression gaskets that seal glass to frame, and the counter-flashing kits that tie the curb into the surrounding roof membrane.

Here’s the compatibility gotcha most owners run into: ECO Window Systems changed their gasket profile around 2016. Units built before that use a square-channel wedge gasket; newer units use a T-slot compression gasket with a different cross-section. They look nearly identical from three feet away, but the old gasket will not seat in a new frame, and the new gasket will bind in an old channel. If you can read the serial tag on the interior frame edge, we can tell you which one you need before we ever get on the roof. For owners who don’t want to climb up, we match parts by photo and measurement during the free estimate visit.

On the OEM versus aftermarket question: for ECO Window Systems-specific parts, we use genuine OEM gaskets and curb caps when the unit is under warranty or when the frame itself is the mating surface. For counter-flashing, sealant, and curb-to-roof transitions, we use GAF and CertainTeed accessory lines that are spec-matched to San Diego roof conditions and carry their own material warranties. You get OEM where it matters and a better-than-OEM upgrade where the original part was the weak point.

We’re an independent San Diego contractor. We are not affiliated with ECO Window Systems, and we don’t pretend to be. We just know their hardware well enough to fix it correctly the first time.

Signs Your ECO Window Systems Roofing Is Failing

  • Water staining on the ceiling or wall below the unit. This usually means the curb flashing has pulled away from the roof membrane, or the compression gasket has lost its memory and is no longer sealing. In San Diego, this often shows up after the first real rain of the season, not during the dry months when the leak is already present but evaporating before it shows.
  • Condensation between the glass panes of an operable unit. The desiccant seal inside the insulated glass has failed, which means the unit’s gas fill is gone and the glass can’t be saved by cleaning. The glass package gets replaced, and the curb and gasket get inspected at the same time so you’re not back up there in six months.
  • A musty smell or visible mold around the interior frame. Water is getting past the outer seal and sitting in the frame channel or roof curb. By the time you smell it, the leak has been active for weeks. This is the one to call about sooner rather than later because mold remediation under a roof curb costs more than the flashing repair that would have prevented it.
  • Daylight visible through a seam or corner of the frame. The curb or frame has shifted, or a corner gasket has shrunk and split. Roof curbs on older San Diego homes move with the rafters as they dry out and settle, and that movement can open a corner just enough to see sky through.
  • The unit is hard to open, close, or latch. The frame has racked out of square, usually because the roof curb underneath is no longer level. Forcing it will crack the hardware or the glass. The fix is re-leveling or rebuilding the curb, not lubricating the hinges.

Replacement Cost & What’s Included

A built-in window seat in a bay window

For ECO Window Systems roofing repairs in San Diego, here’s what we quote across our service area:

Part / Scope Typical Installed Range
Curb cap and counter-flashing replacement $470 – $1,180
Compression gasket replacement (single unit) $590 – $1,540
Curb rebuild (leveling and re-securing) $1,180 – $2,950
Full roof penetration re-flash and reseal $710 – $2,125

Every price lands in writing before work starts, the same day we inspect. What drives the range: whether we’re working on a one-story bungalow in North Park with easy ladder access or a three-story flat roof in La Jolla that needs scaffolding and a second man on a rope, how far gone the curb is, and whether the surrounding roof membrane itself needs repair before re-flashing. You’ll know the number before you approve anything, and that number will not change once we start. The work is covered under our 365-Day Done Right Promise: if it’s not right within a year of completion, we come back and make it right at no cost to you.

DIY or Call Us?

The honest split: if you’re comfortable on a ladder and you want to check the unit yourself, you can inspect from the inside. Look for daylight at the corners, test the seal with the palm of your hand for air movement, and check the ceiling below for any discoloration. Those are safe checks and they tell us a lot before we arrive.

What you should not do is get on a San Diego roof to reseal or re-glaze an ECO Window Systems unit yourself. Roof work around curb assemblies means working at height, often on tile or membrane surfaces that are slick with morning marine layer dampness. The flashing details have to be done in a specific order, with the right sealant for the membrane type, or you’ll create a bigger leak than you started with. A botched curb reseal is one of the more expensive failures we get called to fix, because by the time the homeowner calls us the water has already found the decking.

If you can tell us what’s broken, we’ll tell you what it takes. Call (619) 673-9302 and we’ll schedule the free estimate.
