Boxabl Home Additions & ADU: The San Diego Owner’s Guide
Boxabl home additions and ADU construction in San Diego typically costs $53,100 to $153,400 when handled as a full project, including site preparation, foundation work, utility connections, and finish labor. We stock and install the structural components, panel connections, and utility tie-ins required to bring a Boxabl module online, and we can typically start your project within two to three weeks of the initial estimate. Most San Diego owners discover a problem when gaps appear at panel seams, doors begin to stick as the module settles, or the electrical feed to the unit trips intermittently during summer months when air conditioning loads peak.
Mason Remodeling Co San Diego is an independent contractor, not affiliated with Boxabl. We work on their modules because the build quality matters and the parts are specific. If you’re adding a second module, converting a garage to accept a Boxabl unit, or repairing the utility bridge between your main house and an existing ADU, we handle the full scope from grading to final inspection.
Which Boxabl Models This Applies To

The Casita is the model we see most often in San Diego backyards. The 20-foot by 20-foot module ships as a folded steel and foam panel system, and most of the issues we repair involve the hinge points where panels lock together, the corner castings that anchor the unit to its foundation, and the utility chase that carries electrical and plumbing from the main dwelling to the module. If your unit is a Casita, check the serial tag on the exterior wall near the main entry door. The tag lists the production date and panel batch, which matters because Boxabl changed their corner casting spec in late 2022, and older castings use a different anchor bolt pattern.
Newer modules built after the 2023 production updates use a revised hinge pin diameter on the roof panels. Aftermarket hinge kits sold online often fit the earlier spec, so measuring the existing pin with a caliper before ordering anything saves you a return and a week of delay. For San Diego specifically, the marine layer in coastal neighborhoods like Point Loma and Ocean Beach means steel corner castings need a sealed finish we apply during installation. Uncoated castings will show surface rust within eighteen months that close to salt air. It’s cosmetic at first, but it works its way into the bolt channels eventually.
Mason Remodeling also works with KraftMaid, Cambria, and Silestone products when the project scope moves beyond the Boxabl shell into interior finish work. If you’re planning cabinets, countertops, or a full kitchen inside your ADU, we carry those lines through our standard supply partnerships.

Signs Your Boxabl Home Additions & ADU Is Failing
- Panel seam gaps wider than a quarter inch. The folded panels shift as the foundation settles, and the foam gasket between panels compresses unevenly. This usually means the anchor points have loosened or the corner castings were torqued incorrectly at installation.
- Doors that stick in summer but close fine in winter. San Diego’s temperature swings between coastal fog and inland heat cause the steel frame to expand and contract. If the door frame wasn’t shimmed with the correct clearance, the door binds when temperatures climb above 85 degrees, which happens regularly in El Cajon and Santee from June through September.
- Intermittent power loss to the ADU. The utility bridge connection between your main panel and the module’s subpanel is the most common electrical fault we diagnose. Vibration from the module settling, combined with the original wire routing through the steel chase, can cause a neutral connection to loosen over time.
- Water staining at the ceiling corner where wall meets roof panel. The roof hinge line is the first place a seal fails. When the hinge gasket degrades, rain from San Diego’s winter storms wicks into the interior, often showing up as a faint brown line months before any active dripping starts.
- A musty smell that gets worse after rain. This is usually moisture trapped inside the wall cavity behind a utility chase panel. The foam core doesn’t rot, but the steel interior skin can hold condensation against insulation, and the smell is the first sign that a seal has failed somewhere upstream.

AfterReplacement Cost & What’s Included

A full Boxabl home addition in San Diego runs $53,100 to $153,400 depending on scope. A single-module Casita installed as a standalone ADU with a simple foundation and utility runs starts at the low end. Adding a second module, trenching utilities across a long lot, building a connecting breezeway, or upgrading the electrical service at the main panel pushes the number toward the high end. We also complete garage conversions with Boxabl components, which typically range from $35,400 to $94,400.
Every project gets a written line-item price before any work starts. That’s the Mason Remodeling standard, and Isaac Pruett has never wavered on it. The price includes all site preparation, concrete work, panel assembly, utility connections, interior finish stops, and the final inspection paperwork. Our 365-Day Done Right Promise covers every part of the installation. If something is not right within one year of completion, we make it right at no cost to you.
For specific component replacements on an existing Boxabl unit, the price depends on what failed. A loose anchor point runs a few hundred dollars. A full utility chase rebuild with new electrical and plumbing runs into the thousands. A roof panel hinge replacement lands somewhere in between. We deliver the written price before anyone picks up a tool.
DIY or Call Us?
You can safely check your anchor bolts with a torque wrench, measure panel seam gaps with a feeler gauge, and document door binding with photos taken at different times of day. Those checks tell you a lot and cost nothing. What you should not do is attempt to re-torque the corner castings yourself if you lack the installation drawings, because over-torquing the anchor bolts deforms the steel footer channel and creates a problem that costs more to fix than the original issue. The hinge pins on the roof assembly are under constant tension from the panel weight, and releasing one without proper bracing can drop a roof panel onto whoever is standing underneath it.
Electrical work on the utility bridge is genuinely dangerous. The module’s subpanel carries full household current, and the steel panel construction means a loose connection can energize the entire frame. If you’ve got power flickering or a burning smell near the chase, shut down the breaker to the ADU and call us at (619) 673-9302. Tell me what’s broken. I’ll tell you what it takes.
FAQs

A properly installed Casita has a service life of 30 to 50 years for the steel and foam structure, but the hinge gaskets and corner casting seals should be inspected every two to three years in coastal neighborhoods where salt air accelerates seal breakdown. Inland units in places like Poway or Ramona hold up longer between checks because the air is drier. Call (619) 673-9302 to schedule an inspection if your unit is more than five years old and hasn’t had one.
In most cases, yes. If the panel itself is intact and the issue is a compressed gasket or a loose anchor, we repair the seal and re-torque the fasteners to the original spec. Replacement of the entire panel is only necessary when there’s structural deformation, rust-through, or an impact from something like a tree limb or vehicle. We include the exact repair plan in the written estimate before any work begins.
A single-module Casita on a prepared site with utilities already stubbed takes us four to six weeks from foundation pour to final inspection. A project that includes grading, trenching new utility lines, or connecting a second module to the main house can take ten to fourteen weeks. San Diego’s permitting process adds two to four weeks on the front end depending on your neighborhood and whether you’re in the coastal zone, where additional review applies.
We keep the most commonly needed components on hand: hinge pins, gasket sets, anchor bolt kits, corner casting hardware, and utility chase junction boxes. For less common items like full replacement roof panels or a door frame assembly, we order directly from Boxabl with a lead time of three to six weeks. We’ll tell you in the estimate whether the part is stocked or needs to be ordered, and the written price accounts for either scenario.
