CGI Home Additions & ADU: The San Diego Owner’s Guide
If you have a CGI home addition or ADU and something’s failing, we stock and install the parts to get it right. A full home addition or ADU construction project in San Diego typically runs $53,100 to $153,400, while a garage conversion lands between $35,400 and $94,400. Most owners discover an issue when a door binds, a window fogs, or the roofline starts showing water stains after a heavy marine layer. Tell me what’s broken. I’ll tell you what it takes.
We’re an independent San Diego contractor, not affiliated with CGI, but we work on their systems regularly. Our trucks carry the common wear items, and if it’s a special-order piece, we’ll have it in hand before the crew shows up.
Which CGI Models This Applies To

CGI home addition and ADU components vary by the year the structure was built and which product line the original contractor specified. We handle parts across the common CGI window and door lines used in San Diego additions, including their impact-rated and non-impact series. The easiest way to identify your part is the label etched into the glass corner or stamped on the door edge. It typically shows the model, size code, and a date stamp.
The gotcha: CGI changed the interlock profile on several sliding door lines around 2017. If your addition predates that, a newer sash will not seat properly in the old frame. We verify this before ordering, because a return delays the job and costs you money. In most cases, a quality aftermarket equivalent works fine for non-rated openings. For impact-rated openings in coastal San Diego neighborhoods, we recommend OEM parts. The engineering on laminated glass assemblies isn’t something you want an off-brand copy of.

Signs Your CGI Home Additions & ADU Is Failing
- Condensation between glass panes. The seal has failed and the insulated glass unit is compromised. You’ll see it most on west-facing elevations in Point Loma and Ocean Beach, where the afternoon sun bakes the glazing.
- A slider that suddenly drags or sticks. The roller assemblies wear out after years of coastal grit working into the track. Ignoring it wears the track itself, and that’s a bigger repair.
- Visible gaps where the addition wall meets the existing home. Soil movement across San Diego’s expansive clay soils opens seams. This is common in Mira Mesa and Clairemont, where the ground shifts more than homeowners expect.
- Water staining at the ceiling or upper corners of the ADU. Roof flashing or window header flashing has failed. San Diego’s winter rains come hard for a few days, then stop, so leaks can go unnoticed for months.
- An exterior door that no longer latches cleanly. The frame has settled out of square. It’s often fixable with hinge adjustment or a new threshold, but it can also signal a foundation movement issue worth a look.

DIY or Call Us?
For a window sash or a door panel, there honestly isn’t much an owner can safely repair on a CGI system. The components are manufactured to tight tolerances, and forcing a misaligned panel usually breaks the lock hardware or strips the roller housing. What you can do is open and close each window and door monthly during dry weather to catch binding early, and check for any caulk separation at exterior joints.
When the part needs replacing, it’s faster and cheaper for us to do it. We bring the right part, the right tools, and a crew that’s identity-verified before they arrive. Every Mason Remodeling technician is background-checked, uniformed, and carries a photo ID badge. You’ll know who’s coming before they knock.
FAQs

Most CGI window and door components last 15 to 25 years in San Diego’s climate, but coastal exposure shortens that. Salt air in La Jolla and Encinitas eats at roller hardware and frame coatings faster than inland neighborhoods. Sealed glass units start losing integrity around 12 to 18 years in direct sun. Call (619) 673-9302 and we’ll assess what you’ve got.
Sometimes, but only for mechanical components. Rollers, handles, locksets, and weatherstripping can be swapped without replacing the whole sash or panel. A fogged glass unit cannot be repaired; the seal is gone and the only fix is a new insulated glass unit. We’ll tell you which category your problem falls into and quote accordingly.
For a stocked roller, handle, or lock replacement, the swap takes under two hours on-site. A special-order sash or door panel takes five to ten business days to arrive, then install is a same-day job. We schedule the removal and reinstall together, so you’re never left with an opening in your wall.
We stock the common failure items on our trucks: rollers, handles, locks, weatherstripping, and hinge sets. Less common items, like a full replacement sash for a 2015-era CGI slider, get ordered after we confirm the exact model and interlock profile. If you need it matched, we handle the ordering and you just call (619) 673-9302 to get started.
