GAF Windows & Doors: The San Diego Owner’s Guide

If your GAF window or door has a failed seal, a fogged double-pane, or hardware that’s given up, we stock GAF-compatible replacement parts in San Diego and usually complete the swap in a single visit. Installed window and door replacement here runs $5,310 – $17,700 for windows and $9,440 – $29,500 for impact-rated units, with most parts-level repairs coming in well under that. You’ll typically notice it first as a window that won’t latch, a patio door that scrapes the track, or condensation you can’t wipe away because it’s trapped between the glass panes.

We’re an independent San Diego contractor, not affiliated with GAF, but we’ve worked on their window and door lines long enough to know which parts fail, which ones you can still get, and what actually makes sense to replace instead of patch.

Which GAF Models This Applies To

GAF’s window and door line spans vinyl and aluminum-clad units sold through building supply channels, and the compatibility question is the first one we answer on a call. The critical identifier isn’t the brand name on the sash – it’s the AAMA certification sticker, usually on the top rail of the window or the hinge edge of the door. That sticker carries the NFRC ratings, the manufacturing date, and a unit code that tells us exactly which glazing package and hardware set your unit left the factory with. Take a clear photo of that sticker before you call us. It saves us both a return trip.

Here’s the compatibility gotcha most San Diego owners hit: GAF windows made before roughly 2012 used a narrower sash profile than the current production run, and the newer balances and tilt-latch hardware do not drop into the older frames. If you’ve got a pre-2012 unit with a broken tilt latch or failed balance shoe, we order the older-series part specifically – or we talk straight with you about whether replacement is the smarter money. Low-E argon-filled glass units are worth replacing glass in; clear single-glaze units usually aren’t worth the labor.

OEM versus aftermarket: for moving hardware like balances, latches, and door rollers, we’ve found quality aftermarket equivalents hold up just as well as OEM in San Diego’s climate and typically cost 30 – 40% less to install. For glazing – the sealed glass unit itself – we use OEM-matching or independent glazing fabricators certified to match the existing U-factor and SHGC, because the wrong glass in a coastal house creates condensation problems within a year.

Signs Your GAF Windows & Doors Is Failing

  • Fog or moisture between the panes. The desiccant inside the spacer bar has saturated, and the edge seal has failed. It’s not a cleaning problem – the sealed unit is dead, and the fog will come back until the glass unit is swapped.
  • Window sash won’t stay up or has gone hard to lift. Most GAF windows use a block-and-tackle balance system, and when the balance shoe cracks or the spring cord frays, the sash drops like a guillotine or feels like you’re lifting a boulder. Balance replacement is a common, quick fix.
  • Patio door grinds, scrapes, or jumps the track. In San Diego, steel door rollers rust from airborne salt and the track fills with abrasive grit from decomposed granite yards and beach sand. That’s a roller-and-track replacement, not a door replacement, most of the time.
  • Handle cranks but the window doesn’t move, or the crank spins freely. Usually a stripped crank gear or a sheared torque bar on casement windows. The gear set is a cheap part; but if the operator arm is bent, the whole operator assembly gets replaced.
  • Drafts around the closed sash or a locking latch that won’t seat. This is typically worn weatherstripping or a latch keeper that’s drifted out of alignment after years of thermal expansion and contraction under San Diego sun. Weatherstripping is the cheapest fix with the biggest comfort gain.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

For GAF window and door work in San Diego, what you’ll pay depends on whether we’re repairing the part or replacing the whole unit. Parts-level repairs – a balance shoe, tilt latches, a roller set, weatherstripping – typically run $120 – $450 including the part, and we carry the most common sizes on our trucks. Full window replacement runs $5,310 – $17,700 for standard vinyl units, and impact-rated or large-picture windows land in the $9,440 – $29,500 range depending on glazing and frame material. Door replacement falls in a similar bracket: a basic patio slider starts around $2,000 – $3,000 installed, while a multi-slide or impact-rated unit runs higher.

Every estimate includes the part or unit, all labor, haul-away of the old hardware, and our 365-Day Done Right Promise. That means if something fails within a year of completion, we fix it at no cost, no questions asked. We don’t start work until you’ve signed a written price. No verbal estimates that grow on the final bill – that’s not how we build.

DIY or Call Us?

You can safely check a few things yourself before calling: look for the AAMA sticker, note whether the problem is a hardware part or a glass seal, and test whether each sash or door operates the same way from both sides. That’s useful information, and it helps us arrive with the right part on the truck.

What you shouldn’t attempt is removing a window sash or door with the tension still loaded. Window balances are under strong spring tension, and a patio door with a bad roller can tip out of its frame and take a hand or a footer with it. We’ve seen the injuries; they’re not worth saving a service-call fee. If the part you need is something we stock, we’ll have it in the truck and have the whole job done the same day. Call (619) 673-9302 and describe what’s broken – we’ll tell you what it likely costs before anyone shows up.
