Jerith Home Additions & ADU: The San Diego Owner’s Guide

We install and service Jerith-compatible home addition and ADU components across San Diego, with typical projects running $53,100 – $153,400 depending on square footage, site conditions, and finish level. You usually discover the problem when a wall stops being square, a foundation line drifts, or a roofline sags enough that you can see it from the street. Isaac Pruett and our crew have walked onto plenty of San Diego job sites where a homeowner thought they had a door issue, and it turned out the whole addition had settled wrong from day one.

Mason Remodeling Co San Diego is an independent general contractor. We’re not affiliated with Jerith, but we work with Jerith-manufactured and Jerith-compatible structural components every week, and we know which parts fail, why, and what it costs to make it right.

Which Jerith Models This Applies To

Jerith home addition and ADU components break into two rough categories: the framing and connection hardware (post bases, beam brackets, shear-wall anchors) and the finished assemblies (prefabricated wall panels, roof truss packages, and attached-unit connectors). The compatibility gotcha most San Diego owners hit is that Jerith’s older series hardware used 1/2-inch anchor bolts, while the current lineup is drilled for 5/8-inch. If you’re buying replacement brackets, measure the existing bolt hole before you order, not after.

To identify what you have, look for a stamped model code on the bracket or panel edge. It’s usually a two-letter prefix followed by a four-digit number. Bring that code, plus a photo of the failed component and the wall or beam it connects to, and we can tell you whether an OEM Jerith replacement or a spec-matched aftermarket part is the better spend. Sometimes the aftermarket part is actually the smarter buy because the metallurgy hasn’t changed in 15 years and the price is 30% lower. Other times, the OEM fitment is the only thing that keeps a shear wall assembly code-compliant in San Diego County’s stricter seismic zones.

Signs Your Jerith Home Addition & ADU Is Failing

  • Cracks running diagonally from window or door corners. This usually means the corner bracket or shear hardware has loosened or corroded, letting the wall shift where it shouldn’t. In San Diego’s marine layer zones, we see this a lot in homes within three miles of the coast.
  • Doors that stick only in summer or only in winter. Fluctuating humidity moves wood. But if the door binds year-round, the header or post connection has likely compromised and the opening is no longer square.
  • Visible rust bleed on any metal connector. Jerith components come galvanized, but the zinc layer eventually fails, especially near salt air. Once the rust streaks start, the bracket’s load rating is degrading.
  • A floor that feels spongy near the exterior wall of the addition. This often traces back to a failed post base or rim-joist connector letting the framing edge settle. It’s not a spring-failure scenario like a garage door, but it’s a structural one, and it worsens steadily.
  • Gaps opening between the addition’s roofline and the original house. If the addition is pulling away, the tie-in hardware was undersized or the flashing was never done correctly. Water follows that gap, then the framing behind it rots.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

In San Diego, the smaller end of this work (replacing failed connectors, re-anchoring a post base, sistering a deteriorated beam) typically runs $4,700 – $15,340. A full addition re-frame or structural correction lands between $53,100 and $153,400, depending on whether we’re reopening walls, pulling permits, and bringing the entire assembly up to current California Building Code. An ADU structural repair or rebuild crosses into the $106,200 – $259,600 range only when we’re dealing with a full teardown scenario or adding a second story. You’ll get a written price before any work starts, every time. That’s not a courtesy. It’s how we’ve operated since 2004.

Every job includes the permit pull, the engineering sign-off when required, the written guarantee with stated terms, and a real person on the phone if anything looks wrong after we leave. We don’t do verbal estimates that grow on the final bill.

DIY or Call Us?

What you can safely do: photograph the failed part from two angles, note whether the wall or floor has visible movement when you push on it, and check for moisture staining. That’s genuinely useful for our crew before we arrive. What you should not do: remove any structural connector, re-anchor anything, or shim a wall on your own. These components are holding load, and if one releases while you’re under it, the outcome is serious. That’s not a scare tactic. It’s the same warning any structural engineer in San Diego would give you.

Tell me what’s broken. I’ll tell you what it takes. Call (619) 673-9302 and our crew will get eyes on it, figure out what’s actually wrong, and give you a written price before anything gets touched.
