Moen Home Additions & ADU: The San Diego Owner’s Guide
If you’re planning a home addition or ADU in San Diego and want Moen fixtures specified throughout, we install them as part of the full project scope. A Moen-equipped addition or ADU typically runs $53,100 to $153,400 in San Diego depending on square footage, foundation work, and finish level. Most owners discover they need help here when they realize the plumbing rough-in for a new kitchen or bath has to be matched to specific Moen valve bodies and trim kits before drywall ever goes up. Get that wrong and you’re opening walls later. We handle the Moen specification from day one so the fixtures actually fit what was roughed in.
We’re an independent San Diego contractor, not a Moen dealer or factory affiliate. What we are is a crew that has installed Moen fixtures in additions from Chula Vista to Carlsbad, and we know which Moen lines hold up in our hard water better than others.
Which Moen Models This Applies To

Moen splits its fixture lines into three rough-in valve platforms, and the one you pick determines what can be swapped later without opening the wall. The Posi-Temp valve is the most common in San Diego homes and handles a single-handle shower with pressure balancing. The Moentrol valve adds volume control alongside temperature, which matters if you’re building a larger shower with body sprays. The M-CORE line is Moen’s newer universal rough-in system and it’s what we recommend for ADUs, because the same valve body accepts multiple trim styles if a tenant wants a different look five years from now. The compatibility gotcha is that M-CORE trims will not fit Posi-Temp valves and vice versa, even though both say “Moen” on the box.
For OEM versus aftermarket: Moen cartridges and trim kits are worth buying factory-direct. We’ve seen aftermarket cartridges that are a millimeter off on the stem splines and they either leak at the handle or seize under hard water. For supply lines and stops, quality aftermarket brass is fine. For anything inside the wall, we spec Moen. The model number is printed on the trim plate escutcheon or on the valve body itself, and a photo of either is enough for us to confirm compatibility before we order.

Signs Your Moen Home Addition or ADU Spec Is Failing
- Low water pressure at the shower head or tub filler on a new line. This almost always traces back to a rough-in that was piped undersized or a valve cartridge clogged with San Diego hard water scale. The Moen cartridge can be replaced without opening the wall; undersized copper cannot.
- Water temperature swings when a toilet flushes or a washing machine fills. That’s a pressure-balancing cartridge doing its job poorly, which means mineral buildup or the wrong cartridge for the valve body. In a new ADU it’s sometimes a sign the plumber skipped the pressure balancing requirement entirely.
- Leak stains on the ceiling below a second-story addition bathroom. We see this in older San Diego neighborhoods where the addition was tied into existing drain lines at the wrong slope. The Moen fixture is often blamed, but the fixture is just the visible part. The drain pitch is the real problem.
- Handle feels gritty or binds when you turn it. Hard water in San Diego County deposits calcium on the cartridge stem. Moen cartridges are serviceable, but if you force the handle you’ll score the valve body and then the wall has to be opened.
- Trim kit won’t seat flat against the tile. This happens when the rough-in depth was set wrong. Moen publishes rough-in depth specs for a reason, and being off by even half an inch means the trim plate floats or the handle binds. It’s a common problem in additions where a homeowner or a handyman did the rough-in without checking the spec sheet.

AfterReplacement Cost & What’s Included

For a full home addition in San Diego, plan on $53,100 to $153,400. That includes foundation, framing, roofing, electrical, plumbing rough-in, Moen fixture installation, drywall, paint, and finishes. An ADU runs $106,200 to $259,600 depending on whether it’s attached, detached, or a garage conversion. If you’re only looking at replacing or upgrading Moen fixtures inside an existing addition, the number shrinks considerably: a full bathroom valve and trim replacement typically lands in the $945 to $3,540 range depending on wall access and whether we’re swapping the valve or just the cartridge and trim.

Every project gets a written price before work starts. That number is the number. If something changes scope mid-project, you get a written change order before we touch it, not a surprise invoice after. The workmanship on every Moen installation we do is covered by our 365-Day Done Right Promise, which means if anything we installed fails within a year of completion, we fix it at no charge. That’s from completion date, in writing.
DIY or Call Us?
A Moen cartridge swap or a shower head replacement is something a careful DIYer can handle with the right tools and Moen’s cartridge puller. That’s honest advice, and we’ll give it to anyone who calls. What you should not DIY is anything that requires opening a wall in a new addition or ADU, especially if the rough-in was done by someone whose measurements you don’t trust. Water lines and drain lines inside walls are not forgiving. If a connection fails behind cement board and tile, you’re not fixing it with a YouTube tutorial. You’re tearing out tile and paying twice.
We keep common Moen cartridges, trim kits, and Posi-Temp valve assemblies on our trucks for the San Diego service area. If you’re mid-renovation and the valve you ordered doesn’t match the rough-in your last contractor left behind, call (619) 673-9302. Tell us what’s in the wall and we’ll tell you if it can be saved without opening anything up.
FAQs

Moen cartridges typically last 7 to 10 years in San Diego’s hard water before they need replacement, while the valve bodies themselves often last the life of the home. The cartridge is a serviceable wear item. Call (619) 673-9302 and we’ll give you an exact price for your specific Moen model.
Yes, in most cases a Moen valve can be repaired by replacing the cartridge and seals rather than cutting into the wall. If the valve body itself is scored or cracked, replacement is the only option. Call (619) 673-9302 for a free estimate, and we’ll tell you which situation you have.
The rough-in for a full ADU bathroom with Moen valves and trim typically takes one to two days during the plumbing phase, with final trim installation happening near the end of the project. We stage the work so inspectors see the rough-in before the walls close. Call (619) 673-9302 to schedule a free estimate.
We keep common Moen Posi-Temp cartridges, valve assemblies, and trim kits on our trucks, and we can order any other Moen part for San Diego delivery within days. If it’s a specific model, have the model number ready when you call. Call (619) 673-9302 and we’ll check stock before you book anything.
Also good to know: Mason Remodeling Co San Diego works with a range of specification-grade brands beyond Moen, including KraftMaid, Cambria, and Silestone, so if your addition or ADU calls for matching finishes across the board, we can handle it in one scope rather than juggling three contractors.
