Sakrete Home Additions & ADU: The San Diego Owner's Guide
If you're planning a home addition or ADU in San Diego and want Sakrete products used correctly, you're looking at a typical installed project cost of $53,100 to $153,400 depending on scope, foundation work, and finish level. We work with Sakrete concrete and mortar products on ADU slabs, stem walls, and addition foundations throughout San Diego County. Most homeowners reach out when they've got a failing slab, a cracked stem wall, or a foundation that's settled to the point where framing is no longer square.
What you're usually seeing is one of three things: a foundation poured years ago with the wrong mix for our soil conditions, a slab that's cracked and shifted with San Diego's wet-dry seasonal swings, or an older addition where the concrete was never properly cured. Any of these will stop a new addition or ADU project before it starts, because you can't frame on a foundation that's moving.
Which Sakrete Models This Applies To

Sakrete doesn't make a single product called "Home Additions & ADU." What they make are the bagged concrete, mortar, and grout products that go into the foundation and masonry portions of your project: High-Strength Concrete Mix (5000 psi), Maximizer Concrete Mix, Sand Mix for topping and leveling, and Type S Mortar Mix for block stem walls. The right product for a San Diego ADU slab is usually Sakrete High-Strength 5000 psi mix, because our expansive clay soils in neighborhoods like Clairemont, Mira Mesa, and Chula Vista put real stress on slabs that a 3500 psi mix simply won't take over time.
One compatibility gotcha we see regularly: homeowners buy Sakrete Crack Resistant Concrete Mix thinking it's a structural upgrade. It isn't. That product is designed for flatwork like patios and walkways, not load-bearing footings or stem walls. For an ADU or addition foundation in San Diego, you want 5000 psi mix at minimum, with rebar placed per the city's current building code. We pull permits on every addition and ADU project, and the inspector will check your mix spec. Show up with the wrong bags and you'll fail inspection before framing even starts.
We also stock and install the products that go alongside Sakrete on these jobs: KraftMaid cabinetry for ADU kitchens, Cambria and Silestone countertops for kitchenettes, and the plumbing fixtures that finish the space. You don't have to source from three vendors.

Signs Your Sakrete Home Additions & ADU Is Failing
- Horizontal or stair-step cracks in the stem wall. In San Diego, this usually means the soil beneath one corner is expanding and contracting at a different rate than the rest of the footing. A stair-step crack through the mortar joints is a structural signal, not a cosmetic one.
- Doors and windows in the addition stick or scrape. When a slab settles even a quarter inch, the framing above it shifts. If you have to shoulder a door open, the slab is moving, and patching drywall won't fix it.
- Visible gaps between the slab and the sill plate. Walk the perimeter of the addition with a flashlight. If you can see daylight or feel air moving between the concrete and the wood, water is getting in and the connection is no longer tight.
- Efflorescence on the foundation wall. That white, chalky powder is salt being pushed out of the concrete by water moving through it. In coastal San Diego areas like Point Loma or Imperial Beach, persistent efflorescence means your mix or your drainage wasn't right for the moisture conditions.
- Water pooling against the foundation after rain. San Diego doesn't get much rain, but when we do, it lands hard on a slope. If water sits against your stem wall for more than an hour after a storm, you'll eventually see cracking, spalling, or both.

AfterReplacement Cost & What's Included

A full home addition or ADU in San Diego that requires foundation replacement, new concrete, framing, and finishes runs $53,100 to $153,400. That range is driven by square footage, whether we're replacing an existing failed slab or pouring new, access to the site, and interior finish level. A simple 400-square-foot ADU shell with a new slab runs at the lower end. A 1,000-square-foot addition with kitchen, bath, and high-end finishes lands at the top.
Every quote we write includes the concrete work, rebar, forms, permits, and the labor to pour and finish. It's a written price, before any work starts, and it doesn't change unless you change the scope. Workmanship is covered for 365 days from completion. If something's not right, we come back and make it right at no cost. That's the 365-Day Done Right Promise, and it applies to every addition and ADU project we take on.
DIY or Call Us?
You can safely check the condition of your existing slab and stem wall yourself: look for the cracks, gaps, and efflorescence I described above. Measure any cracks with a tape measure and write down where they are. That information helps us price the repair accurately before we ever put boots on your property. What you shouldn't do is pour a new structural slab or attempt to patch a moving foundation with a bag of patching compound. Foundation work on an addition or ADU in San Diego is permitted, inspected work. Get the mix wrong, skip the rebar, or pour on unprepared soil and you'll be breaking it out and doing it again in three years, at twice the cost.
Tell me what's broken. I'll tell you what it takes. My name is Isaac Pruett, and I've been doing this work across San Diego County long enough to know that a straight answer saves everyone time and money. Call (619) 673-9302 for a written estimate.
FAQs

A properly poured Sakrete High-Strength 5000 psi slab with correct rebar placement and adequate drainage typically lasts 40 to 60 years in San Diego, though coastal areas with salt air can see surface spalling much sooner if the concrete wasn't sealed. Call (619) 673-9302 for an exact quote on your foundation work, estimates are free.
Yes, if the movement has stopped and the damage is limited to one section, we can often underpin the affected area or install helical piers to stabilize it, which runs significantly less than a full foundation replacement. The decision comes down to what we find when we expose the footing. We'll give you a written price for either path before any work begins.
For a standard San Diego ADU, we typically form, pour, and finish the slab in 2 to 3 days, then let it cure for 7 days before framing begins. Our crew is identity-verified and introduced by name and photo before they arrive, under the Threshold Standard.
We keep standard Sakrete mixes in stock for foundation, stem wall, and flatwork applications and order specialty products by the pallet when a project requires them. That means no waiting on the supply house and no substitution with whatever is left on the shelf.
