Schluter Home Additions & ADU: The San Diego Owner’s Guide

We stock, install, and warranty Schluter-compatible waterproofing, uncoupling, and edge-protection systems for home additions and ADUs across San Diego, with complete additions typically running $53,100 to $153,400 and full ADU construction ranging from $106,200 to $259,600. When Schluter materials fail, homeowners usually spot it as cracked grout lines along a floor-to-wall transition, water staining on a ceiling below a bathroom, or tile that sounds hollow when tapped. The fix is rarely just cosmetic: when a Schluter membrane or profile fails inside a new addition or ADU, water has already found a path it was supposed to be sealed against.

We’re an independent San Diego remodeler, not affiliated with Schluter Systems. That matters: we stock Schluter parts because we install them, not because a brand pays us to push their product.

Which Schluter Models This Applies To

Schluter makes a tightly coordinated system, and the parts are not cross-generational. The DITRA and DITRA-HEAT uncoupling membranes, KERDI and KERDI-BAND waterproofing, and the metal finishing profiles (Schiene, Jolly, Rondec, Quadec) each come in specific sizes and heights that must match the tile thickness you’re installing. The compatibility gotcha we see most often in San Diego additions: a homeowner buys a profile with a 3/8″ anchoring leg, then installs a 1/2″ porcelain tile. The profile sits too low, the tile edge rocks, and the grout line cracks within the year. The profile wall height must match the tile thickness, not the other way around.

For ADU wet areas, KERDI membrane has no leeway on overlap: every seam needs a minimum 2″ overlap with KERDI-BAND. We also see DITRA-HEAT spec’d for additions where the concrete slab already carries in-slab heating, which doubles your cost for nothing. If you’re not sure which Schluter part your project needs, call us: we’ll identify it by the part number printed on the mat backing or profile box.

OEM versus aftermarket: DITRA, KERDI, and the metal profiles are the three we recommend staying OEM on. Generic uncoupling mats don’t match Schluter’s fleece anchorage, and off-brand edge trim oxidizes faster in San Diego’s salt air, especially within three miles of the coast. For setting materials, however, a quality modified thinset from a reputable brand performs as well as Schluter’s own, and we specify it freely on installations where the warranty allows.

Signs Your Schluter Home Additions & ADU Is Failing

  • Hollow-sounding tile. This is the earliest warning. A tile that rings hollow usually means the uncoupling membrane or thinset bond has failed underneath. On a shower floor, that means water is pooling between the tile and the membrane.
  • Cracked grout lines along edges and transitions. Grout cracks in stress zones first: where the floor meets a wall, where tile meets a doorway threshold, or anywhere expansion wasn’t factored in. In a Schluter system, this often traces back to a missing or improperly sized movement joint.
  • Water staining on the ceiling below a second-story bathroom. In San Diego additions, this shows up under upstairs bathrooms or laundry rooms. The water isn’t always from the plumbing; a failed KERDI seam or floor-to-wall transition lets water through slowly, and by the time you see the stain, the subfloor has been wet for months.
  • Musty odor inside an ADU bathroom that won’t clear. When the KERDI seal fails behind tile, water wicks into the wall cavity and feeds mold. You won’t see it until you open the wall, but you’ll smell it.
  • Metal edge profiles pulling away or showing white corrosion. Schluter’s anodized aluminum profiles resist San Diego’s coastal conditions well, but cheaper aftermarket trim doesn’t. If the edge profile is loose or corroding, it’s a sign the tile edge itself is now unprotected and chipping will follow.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

For most Schluter-related repairs within a larger San Diego home addition or ADU project, you’re not paying for a single part, you’re paying for the surgical removal of tile, the new membrane or profile, and the reinstallation, waterproofing, and grouting. That said, if this is a standalone repair and not part of a larger remodel, expect:

  • Shower floor membrane replacement: $4,130 to $11,800
  • Bathroom remodel with Schluter system re-install: $10,620 to $33,040
  • Full addition or ADU that includes Schluter waterproofing: $53,100 to $153,400 (addition) or $106,200 to $259,600 (ADU)

What drives the range: linear feet of profile, square footage of membrane, the tile thickness you’re matching, whether we’re removing existing tile or starting fresh, and whether the damage extends into the subfloor or wall cavity. Every project gets a written price before we start, and every Schluter installation we do carries our 365-Day Done Right Promise: if it’s not right within 365 days of completion, we make it right at no cost to you. Isaac Pruett signs off on every project.

DIY or Call Us?

Here’s the honest split. You can inspect for failure without touching a tool: tap tiles for hollow sounds, check grout lines with a flashlight, look for staining. But a failed Schluter membrane is not a caulk-and-paint fix. Cutting out failed tile, removing thinset without damaging the substrate, and re-waterproofing a shower or transition takes experience and the right tools. Do it wrong, and you’ve got the same leak six months later, plus a bigger repair bill. Tell me what’s broken. I’ll tell you what it takes. For most San Diego homeowners, that means calling us at (619) 673-9302 for a free estimate before you open the wall.
