Schluter Roofing: The San Diego Owner’s Guide

Schluter roof replacement in San Diego typically runs $9,440 to $23,600 for a full system, while targeted Schluter membrane and flashing repairs sit between $470 and $2,125 depending on what’s failed and where. Most San Diego owners discover they need this work the same way: a ceiling stain after winter rain, lifting edge flashing seen from the driveway, or a roofer from another company pointing at cracked membrane around a penetration. If you’re holding a failed Schluter part or suspect the system has let water in, here’s what happens next and what it’ll cost.

Which Schluter Models This Applies To

Schluter’s roofing and waterproofing lines break into two families we see across San Diego County. The first is DITRA and DITRA-HEAT, the uncoupling membranes used under tile on roof decks, balconies, and terraces. The second is KERDI, the sheet-applied waterproofing membrane used on parapet walls, roof penetrations, and low-slope transitions. The compatibility gotcha most owners hit: KERDI is not interchangeable with KERDI-BOARD, and DITRA is not a substitute for DITRA-HEAT when heating cable channels are already embedded. Check the printed membrane code along the edge, not the box. For flashing, the matching Schluter metal profiles are sized in millimeter increments, and a 1/8-inch difference means ordering the wrong piece. We stock OEM Schluter parts on our service trucks for common San Diego roof conditions: 5-inch KERDI-BAND, DITRA mat in 3-foot-3-inch by 32-foot rolls, and the BARA edge profiles. Quality aftermarket equivalents exist for some flashing profiles, but for membranes we recommend OEM: the fleece-laminated polyethylene has to bond with the same thin-set chemistry Schluter tested it with.

Signs Your Schluter Roofing Is Failing

  • Water stains on the ceiling after light rain. Schluter membrane failures at seams or penetrations leak slowly, not in dramatic fashion. The stain shows up days after the storm, once water has migrated along the deck and found a gap in sheathing.
  • Bubbling or delaminating membrane at roof edges. In San Diego’s dry-then-drench cycle, UV exposure on exposed KERDI edges breaks the polyethylene surface down, and the fleece separates from the deck.
  • Loose or lifted parapet flashing. The metal profile comes off the wall because the stainless screws backed out or the sealant cracked. Once lifted, every wind-driven rain gets behind it.
  • Grout cracking in a roof-deck tile surface. This is DITRA doing its job under compression but the tile above moving: the uncoupling membrane flexes, the tile and grout don’t. The leak isn’t through the tile; it’s at the perimeter where the DITRA terminates.
  • Musty smell in the attic with no obvious stain. A small KERDI penetration leak around a vent pipe or roof drain releases moisture into insulation long before it reaches drywall. By the time you smell it, the membrane has been open for a season or longer.

Replacement Cost & What’s Included

For a targeted Schluter membrane or flashing repair in San Diego, expect $470 to $2,125 installed. This covers removal of the failed section, surface prep, new OEM membrane or profile, bonding, and a water test on the repair. Full Schluter roof replacement runs $9,440 to $23,600, with the spread driven by roof size, deck condition, accessibility, and whether existing tile or pavers need to be removed and reset. Every Mason Remodeling Co San Diego roof job comes with a written price before any work starts: parts listed separately from labor so you see exactly what the Schluter materials cost and exactly what the installation costs. We don’t substitute aftermarket membrane without telling you first. The workmanship is covered by our written guarantee for 365 days from the completion date, with a free return visit if anything fails.

DIY or Call Us?

What you can safely do is identify the problem from the ground or the ladder’s first rung: note where the stain is, note which penetration it lines up with, check the roof edge for lifted flashing. What goes wrong with DIY Schluter work is surface prep. The bonding substrate has to be clean, dry, and the right pH, or the thin-set won’t hold the fleece. In San Diego’s coastal zones, salt film on rooftop surfaces quietly ruins the bond. Steep roof access on multi-story homes in Mission Hills or Point Loma is where we say stop; that’s an injury waiting to happen. We stock the common DITRA and KERDI parts on the truck, and Isaac Pruett will tell you over the phone whether it’s a repair we can price from photos or one that needs eyes on the roof. Call (619) 673-9302 and tell me what’s broken. I’ll tell you what it takes.
