Therma-Tru Fence Installation: The San Diego Owner’s Guide

If you’ve got a Therma-Tru fence post that’s snapped at the base, a gate that won’t close square, or a section of fencing that’s listing like a sailboat in a stiff wind, here’s what you need to know: we install Therma-Tru-compatible fence systems across San Diego, and a typical fence installation in San Diego runs $4,130 – $10,620 depending on linear footage, gate hardware, and whether we’re pulling old concrete footings. Most owners discover the failure the same way: a post that was plumb last spring is suddenly leaning after a good rain, or the gate starts dragging so hard you hear it scrape from inside the house.

Call (619) 673-9302

Before you start digging holes yourself or calling someone who’s never touched this brand, we’ll walk through what actually fails, what it costs to fix right, and whether you need us or just a Saturday and a level. And if the answer is “call us,” we answer at (619) 673-9302.

Which Therma-Tru Models This Applies To

A remodeled staircase with wood treads and a slim metal railing

Therma-Tru makes more than doors. Their composite and vinyl fence lines share a lot of the same DNA as their entry systems: think weather-sealed post caps, routed panel channels, and a finish that’s meant to hold up against UV and salt air without a paint schedule every other year. The parts we install most often in San Diego are the standard 6-foot privacy panels with 4×4 and 5×5 post sleeves, plus the locking gate kits.

Here’s the compatibility gotcha most people miss: Therma-Tru fence panels are not universal. The panel routing depth and post receiver slots differ between their composite line and the older vinyl line, and mixing the two means panels that rattle or won’t seat fully. Check the back of a panel near the bottom rail for a molded code, or measure the wall thickness. If you can’t find a label, snap a photo of the panel profile and post cap and call us. Isaac Pruett keeps a set of old Therma-Tru installation guides in the truck because half the time the part number has faded off by year six.

On OEM versus aftermarket: for structural pieces like post sleeves and rails, we use OEM Therma-Tru parts. The tolerances are tighter and the color match is predictable. For things like stainless gate hinges and latch hardware, quality aftermarket equivalents hold up just as well in San Diego’s marine layer, and they’re usually 30 – 40% cheaper.

Signs Your Therma-Tru Fence Installation Is Failing

Most fence problems announce themselves slowly. By the time you notice, something underneath has already been failing for months. Here’s what we see across San Diego County, from Chula Vista to Rancho Bernardo:

  • Post lean after rain. Water pools at the post base and saturates the footing. If the post was set in quick-set concrete without gravel drainage underneath, the whole assembly shifts. In neighborhoods like Clairemont where clay soil holds water, we see this happen inside of five years.
  • Panels popping out of the bottom rail. This is almost always a spacing problem at installation, not a material failure. When the installer didn’t leave thermal expansion gaps between panels, hot San Diego summers make the composite expand enough to bow the panel right out of its channel.
  • Gate dragging or jamming. The hinge post has moved, or the gate kit’s internal stiffener was never installed. We find missing stiffeners on roughly one in four gates we’re asked to repair.
  • Chalky, faded panel faces. Salt air and direct sun will fade any finish eventually. Composite holds color longer than vinyl, but once the surface starts chalking, you’ll see streaks after every rain. It’s cosmetic, but it’s also a sign the protective cap layer is thinning.
  • Loose post caps that won’t stay put. The caps are friction-fit, and once the internal clips snap from repeated expansion, water gets inside the post sleeve. From there it’s rusted hardware and eventual post failure.

Replacement Cost & What’s Included

A finished basement family room with a media wall and wet bar

An installed Therma-Tru fence in San Diego runs $4,130 – $10,620, and the spread depends on how much fence you’re replacing and what we’re dealing with underground. Here’s the breakdown:

  • Standard 6-foot vinyl or composite panel section with new posts, set and leveled: $95 – $135 per linear foot
  • Gate with hardware and post kit: $700 – $1,650 per gate
  • Old fence removal and disposal: $12 – $18 per linear foot
  • Concrete footing removal when old posts snap at grade: $75 – $150 per post
  • Permitting, when required by your municipality: $200 – $600, drawn into the written price

Every price we give is written, line by line, before any work starts. You’ll know exactly what the panels cost, what labor costs, and what the old fence costs to haul away. If your fence needs a permit, we pull it, and the inspections get scheduled before we leave the site on the final day. Our installation carries a 365-day guarantee: if a post shifts, a panel pops, or a gate goes out of square within a year of completion, we return and fix it at no charge.

DIY or Call Us?

You can check a few things yourself without buying anything. Walk the fence line and mark any post where you can fit more than two fingers between the post base and the ground on the leaning side. Check gate hinges for rust and wiggle the latch. If a panel popped out but isn’t cracked, you might be able to seat it back with a rubber mallet on a cool morning when the material has contracted.

Beyond that, fence work gets heavy fast. Digging out a failed concrete footing in San Diego’s hardpan is a full afternoon of sweat, and if you’re near the coast, some neighborhoods have setback and height requirements that mean the city wants a permit before you touch a post. If the post is snapped at the base or the concrete needs a jackhammer, that’s our job. Tell me what’s broken. I’ll tell you what it takes. Call (619) 673-9302 and we’ll give you a straight read and a free estimate.

One note: Mason Remodeling Co San Diego is an independent service provider and is not affiliated with Therma-Tru. We install their fence systems because we’ve worked on enough of them to know what fails and what lasts.

FAQs

How long does a Therma-Tru fence last in San Diego?

With proper installation, expect 15 to 20 years from composite and 12 to 18 from vinyl in San Diego’s climate. The marine layer and direct sun are the two big killers: galvanized hardware rusts faster inland than at the coast, and the UV is strong enough to chalk surfaces by year ten. The post footings, when set with drainage gravel underneath, will outlast the panels. Call (619) 673-9302 and we’ll tell you honestly what’s got life left in it.

Can a leaning fence be repaired instead of replaced?

Sometimes. If the post itself isn’t cracked and the concrete footing is just undersized, we can dig around it, re-level the post, and pour a reinforced collar. We do this in North Park and South Park often because the lots are tight and the fences are usually still in good shape. If the post is snapped at grade or the panels are bowing from heat warp, replacement is the better call. We’ll give you both options and a written price for each.

How long does it take to swap a Therma-Tru fence?

Most fence replacements of 50 to 80 linear feet take two to three days from dig to final walk. Day one is removal, footing work, and setting new posts. Day two is panels and gates, with afternoon adjustments. If we’re doing a full property perimeter, budget four to five days. We schedule the date before you pay anything, and the price you approve in writing is the price on the final invoice.

Do you stock Therma-Tru fence parts on the truck?

We carry common 6-foot panel sections, post sleeves, caps, and gate hardware on our trucks when we know what we’re walking into. Specialty colors and taller panels we order from our supplier in San Diego, and parts typically arrive in three to five days. We also keep parts in stock for other brands we install, including KraftMaid cabinets, Cambria quartz, and Silestone surfaces. If you’re not sure what you’re looking at, text us a photo and we’ll identify the part before we schedule the visit.
