Toto Home Additions & ADU: The San Diego Owner’s Guide

A Toto home addition or ADU in San Diego typically runs between $53,100 and $153,400 when built to code with permits pulled and inspections passed. We install Toto fixtures inside those additions, from wall-hung toilets and washlet rough-ins to ceiling-mounted rain showers, every week across the county. Most homeowners call us the moment they realize their Toto plumbing rough-in was set wrong, or their existing Toto fixture won’t carry over into the new square footage without extensive repiping.

The usual discovery is not subtle. You get the addition framed, the plumber sets the waste line, and then the Toto toilet you ordered sits an inch too far from the wall, or the in-wall tank for the wall-hung unit is set at 2×6 depth inside a 2×4 wall. In older San Diego homes, especially in Mission Hills or North Park where floor joists are 1950s-era dimensional lumber, the floor may slope enough to throw off a skirted Toto bowl’s fit. We sort that out before drywall goes up, not after.

Which Toto Models This Applies To

The compatibility conversation starts with a simple question: is your Toto a floor-mounted skirted model or a wall-hung unit with an in-wall tank? Skirted Toto models include the Drake, Drake II, Vespin II, Carlyle II, and Legato, across the standard 12-inch rough-in, with some models also available in 10-inch and 14-inch rough-in configurations. Wall-hung Toto models, including the Aquia IV and the CT708/CT709 series, use the WT151 or WT154 in-wall carrier system, which requires a 2×6 wall minimum, and there is no honest shortcut around that.

Finding the right part match depends on the model number printed inside the tank or stamped on the chinaware under the bowl rim. The rough-in measurement matters more than anything else: from the finished wall to the center of the waste flange. A Toto Drake II set for a 12-inch rough-in will not fit a 10-inch rough-in without an offset flange or a Unifit adapter, and not every San Diego plumber knows to check before the tile goes down. We do.

On the OEM-versus-aftermarket question, our position is simple: for anything inside the tank, buy Toto or a quality aftermarket equivalent that matches the valve’s fill height and flush-volume spec. For wax rings, supply lines, and closet bolts, aftermarket is fine. For the in-wall carrier and flush actuator plate, stay with Toto. The aftermarket carriers we have pulled out of San Diego walls look like they were stamped in a hurry, and a carrier that fails inside a finished wall is a multi-thousand-dollar repair.

Signs Your Toto Home Additions & ADU Is Failing

Even before the drywall goes up, the signs of trouble are visible if you know where to look. Here is what we find most often on San Diego job sites:

  • The toilet rocks or the bowl pulls away from the floor over time. This usually means the flange was set too high or too low relative to the finished floor. In an addition, if the new slab was poured without a recessed flange area, the bowl sits on top of a proud flange and nobody notices until the wax ring compresses and starts leaking.
  • The wall-hung unit flexes or the actuation plate sits crooked. A properly installed Toto in-wall carrier is rated for a 550 lb load. If the carrier itself was mounted to a 2×4 wall with the wrong tank depth, or the framing was not reinforced, the toilet will flex and the flush plate will not sit flush against the tile.
  • Water seeps from under the bowl after every flush. In San Diego’s hard-water areas, mineral buildup eats a wax ring faster than anyone expects. But in a new addition, a leaking bowl usually points to a flange set below the finished floor, not just an old ring.
  • The add-on washlet (Washlet+) loses power or trips the GFCI. Toto’s Washlet+ system requires a dedicated outlet inside the wall behind the bowl, not a standard bathroom outlet on the side wall. If the electrician wired the wrong circuit, or if the outlet was set in a wet zone, the washlet will trip as soon as the seat heater draws a load.
  • The dual-flush or tornado flush never worked right from day one. Toto’s tornado flush relies on two precisely angled water jets inside the bowl rim. If the water supply line is undersized, or if the shutoff valve is a cheap saddle valve, the bowl never gets the flow volume the flush cycle was designed for.

Replacement Cost & What’s Included

When the fix lives inside a finished wall or under a finished floor, this is not a parts-only job. Here is what San Diego homeowners should expect to pay, installed:

  • Reset a standard Toto toilet with a new wax ring, flange bolts, and supply line: $470 – $2,125
  • Replace an in-wall carrier for a wall-hung Toto, including drywall repair and re-tiling around the opening: $3,540 – $10,030
  • Rough-in plumbing for a new Toto fixture as part of a home addition, before walls close: included in the $53,100 – $153,400 addition range, priced line-item in the written estimate
  • Full bathroom remodel with new Toto fixture installation and any required re-piping: $10,620 – $33,040

Every quote we give includes the part, the labor, the permit, and the inspection. The written price comes before work starts, and it does not change unless the scope changes. If the fix fails within 365 days of completion, we return and make it right at no cost, under the 365-Day Done Right Promise. That is the part most remodelers won’t put in writing.

You may hear about other brands alongside Toto when it comes to cabinetry and surfaces, like KraftMaid for the vanity, Cambria or Silestone for the countertop, but the plumbing fixture itself should stay Toto if you want the fit and flush quality you originally paid for. We stock the parts to make that happen.

DIY or Call Us?

There is one honest safety note here. Wall-hung Toto units use an in-wall carrier that carries the entire weight of the bowl and the person sitting on it. If the carrier was improperly set or the wall framing was altered, the toilet can pull out of the wall. That is a serious injury risk, not a plumbing nuisance. We do not give step-by-step instructions for anything involving in-wall carriers or structural framing changes. Call a licensed contractor.

What you can safely do is turn off the shutoff valve behind the toilet, verify the model number, and check the rough-in measurement. That information alone saves us a first-trip diagnosis and gets the quote to you faster. Tell me what’s broken. I’ll tell you what it takes. Then call (619) 673-9302 and we will get you a written price.
